Premium Strata – a returning client who had outgrown previous office we designed due to rapid expansion and growth. Premium Strata had developed from a bespoke strata management office to a leader in the industry. They needed a space to reflect this.
The Solution
Working with the company’s ethos and mission statement a concept was devised. This then became the driving force behind the overall design. Every design decision reverted to the concept and if it did not align it was then discarded.
With the unprecedented growth of this company, the team outgrew the original office. It was having a direct impact on the effectiveness of the staff. Since moving to the new office, we have allowed greater room for expansion. The different departments have their own real estate within the space, yet the breakout area allows for interaction, laughing and supportive teams.
Concept
Both offices were designed utilising the same concept of “discerning quality”, but the result was very different. The effectiveness of the original design Inspired Spaces created for them was instrumental in them growing faster than anticipated.
Attention to detail
The attention to detail is key to the success of this design.
We started with an empty shell and created an amazing cohesive workspace that allows both privacy and collaboration.
Within this shell we created an impressive reception area, a large board room and 2 smaller meeting rooms that talk to each other both aesthetically and via IT.
Every member of the team in the office space has views to greenery and outside
There is a standalone mail and server room.
A break out area, 4 executive offices and 24 workstations as well as adequate storage.
Custom designed furniture and joinery
The custom designed board room table and meeting tables allows for remote meetings. This helps to streamline their meetings with strata bodies. Eventually the strata meetings can be held remotely with people logging in from the comfort of their own space. All these meeting rooms cater for both smaller one on one meetings and to entire staff meetings. But also for presentations to larger corporations.
Staffing considerations
The breakout area is one of the key features and is loved by all the staff. It is now a space for staff to move away from their desk to have a break and have a lovely place to sit and eat. These clients understand if you keep your staff happy then they are likely to stay and work harder. They also won’t regret having to stay back if they need to meet a deadline. Premium Strata also provides fresh fruit daily as well as coffee and tea. The breakout enter area is in the centre of the office. Therefore, all departments can come together allowing both space for effective work and the interaction between departments.
Executive offices
The four key executive offices are located so that they directly in front or adjacent to their reportable staff members.
These offices are made of glass for two reasons.
The first being it allows light travel throughout the entire space. This minimises dark areas whilst everyone can see a glimpse of the beautiful tree outside the building.
Secondly to give the feeling that all the executive staff are approachable anytime because they’re not locked away unseen but are visible to the entire team.
Reception and Boardroom Sculpture
The simplicity of the reception desk is a feature with the engineered stone adding to the luxurious feel. It complements the luxury leather laminated wall which showcases the signage. It also confirms the potential client/customer is in the correct place. All the elements of the reception complement with the accents of the black framed walls, doors and most importantly our custom designed sculpture.
The attention to detail was massive. All workstations, executive desks, boardroom tables etc were custom designed tables to ensure they met the needs of the company. This attention resulted in the recovering and staining of the reception chairs to ensure they were a perfect match to the tables. Even the gold used on the pot plants was custom created to ensure they fitted in perfectly with the colour palette. The simplicity of the artwork initiates the visitor to the idea of the purpose of this company and balances the back lit sculpture in the board room, the key focal point for the area. The concept was devised by Inspired Space who commissioned Lump Studios in Melbourne to create the masterpiece.
Team effort
The entire the entire makeover and design for Premium Strata was a huge team effort which required the coordination by Inspired Spaces of all the players. This included the plumber, the electrician, the builder, the gyprocker, the painter, the air conditioning person, the fire personnel, the Joiner, the strata managers, the certifiers the IT specialists, the floor polisher, the glaziers, the sculptor, furniture suppliers, the AV specialist and even the pot plant supplier. The result speaks for itself.
